How it works
Gain = sale − purchase − costs. A qualifying single home (held 2+ years, lived in 2+ years if in a regulated area) is exempt up to 1.2B; only the share above 1.2B is taxed.
Long-term deduction: single home earns 4%/yr for holding plus 4%/yr for residence, up to 80% (3+ yrs held, 2+ lived). Otherwise 2%/yr from year 3, max 30%.
After a 2.5M basic deduction: 70% if held under 1 year, 60% under 2, else progressive 6–45%. Local tax adds 10%.

FAQ
Do foreigners pay capital gains tax on Korean property?
Yes. Non-residents pay on Korean real estate, and the 1.2B single-home exemption generally does not apply to non-residents.
