Jeonse loans are capped by the guarantee provider: 80–90% of the deposit, up to a per-provider ceiling, whichever is lower.

HF cap scales with income
How it works
Limit = min(deposit × 80%, provider ceiling). HF: up to 222M and 4.5× annual income. HUG: up to 400M, deposit ≤ 700M in the metro area. SGI: up to 500M, no deposit cap.
Since late 2025, DSR rules apply to jeonse loans for metro-area homeowners and some conditional loans are restricted; first-time renters generally keep the limits above.
Assumptions
- First-time renter household head assumed
- Bank credit review not modeled
- Youth/newlywed products with 90% and higher caps noted under HUG
- Limits as of Sep 2026; policy changes often
